On occasion, if the works are of small scale or if timescales are tight, we may advise on a single sourcing procurement route. With our experience of current market costs we ensure that contractors still provide best prices and that you get value for money.
The CDM (Construction Design and Management) Regulations (2007) are a vital part of the project, and have helped reduce accidents and deaths within the building industry. The CDM regulations impose certain statutory obligations upon everyone in the project process, including you as the client. Working with the CDM Coordinator, we will ensure that you can discharge these obligations and are fully compliant with the regulations.
A Pre-Tender Health and Safety Plan is prepared, addressing all areas of the project. This ensures that all contractors are fully aware of any issues or limitations before they submit their tender for the works. The successful contractor will then take this over and develop the Construction Phase Health and Safety Plan.
At the heart of everything that we do, we build a Cost Plan which identifies the detailed budget, and develops alongside the project specification and design development. Once signed off, the Cost Plan is subject to a robust change control procedure, so that costs are tightly controlled and managed throughout the life cycle of the project.
We will set up the contract between you and your fit-out contractor, and act as the contract administrator to ensure that all conditions of the contract are met on both sides.
A straightforward industry standard contract (JCT) is normally recommended, covering key elements such as scope of the works, timescales, payment terms, dealing with variations (changes) etc. Vitally, all contractor payments are made for work completed. We never entertain payment in advance for works carried out on site.
